10-Step Design & Build Process
Step 1 - Initial Consultation
We start with a no-obligation meeting to understand your project goals, budget, and timeline. Whether you’re building a new home, renovating, or extending, we will build a very effective project team and programme to your needs.
Step 2 - Design or Build
If you already have your project designs in place, hop to Step 5. If you need help with any design aspect of your project, we will help you choose the most appropriate design team from an extensive panel of local trusted architects and designers we know across London and Home Counties. Getting your design team right for “your project” from the start is essential.
Step 3 - Concept Design & Budget Planning
Our architects and designers create initial concepts based on your vision. At the same time, we can provide a preliminary budget so you can make informed commercial decisions, early on.
Step 4 - Planning & Permissions
The design team will handle all planning applications and liaise with local authorities (like the London Borough councils). This includes architectural drawings, structural calculations, and building regulations.
Step 5 - Detailed Design & Specification
The architects develop the final design, including interior layouts, finishes, materials, lighting, and bespoke elements. A detailed fixed-price quote is provided at this stage for full transparency. We will use our extensive experience in value engineering to your budget, if necessary. We will ensure that you have full confidence that our pricing is very competitive.
Step 6 - Contract Agreement
We issue a detailed contract covering the scope of work, a detailed programme with key delivery and decision dates, a payment schedule, and guarantees, giving you full confidence before we start construction.
Step 7 - Construction Begins
Our skilled construction teams begin the build phase, with our full project management suite so that you stay in control with regular updates and site meetings. We keep disruption to a minimum, especially for live-in renovations. We are used to managing sites for our overseas clients using video conferencing and considered Project Management where needed.
Step 8 - Quality Control & Inspections
We carry out rigorous quality checks at every stage and coordinate all required inspections. Our Project Managers ensure everything meets the highest standards with a conscientious approach to quality and also snagging items.
Step 9 - Final Handover
Once construction is complete, we walk you through every detail. You’ll receive warranties, certifications, and a clean, finished space ready for use.
Step 10 - Aftercare & Support
We will revisit your property after a few months to make sure everything is as it should be and that all snagging has been completed to the highest standard.
